Your Responsibilities to the V.I.P. Group
To attend at least two Investor Days per annum, to ensure you understand and are comfortable with how we work
To commit to the deal – we are not a sale or return business!
To ensure you can fund the deal, either cash, for- mal funding or private investment
To register with your appointed solicitor within 48 hours of reserving the deal
To transfer your search monies to you solicitor within 48 hours of being accepted as a client by your solicitor, or within 48 hours of reserving the deal if you are already registered with your ap- pointed solicitor
If you require formal bank funding, to apply for funding within 48 hours of reserving the deal, and to pay for your survey within 5 working days of the reservation date
If you are a cash buyer and require a survey, to ap- point a survey within 5 working days of reserving the deal

Our Mentors
Wendy Whittaker-Large is a successful House of Multiple Occupation (HMO) property investor and educator. Buying her first property in 1996, she now owns 37+ properties, most being high-cash flowing HMOs. Her property education company HMO Success has helped countless number of people navigate the often complicated and difficult world of the high-yielding HMO market.
We attended her 12-month Buy-to-Let and HMO mentorship program at the beginning of our property journey, and it forms the basis of much of our business model and was the starting point for much of our property knowledge.
We have been thrilled to return the favour to Wendy and her team on many occasions by featuring as guest speakers at several of her Property Mastermind days and look forward to helping further.

Susannah Cole is a multi-millionaire Property Sourcing and Buy to Sell specialist. Susannah started buying investment property in 2009 with a little of her own money and started The Good Property Company in 2011. In that time, she and her team have sourced, packaged, and sold or let out over 200 properties to a value of £45 million, at an agreed purchase price totaling £30 million (an average 33% discount on every property). All within her home location of Bristol.
Not bad for a kitchen table start-up!
Susannah’s property work saw her running a deal packaging business for 5 years, selling discounted deals to investors, at a run rate of around 50 deals a year to generate the cash to buy her substantial property portfolio, and buying, renovating, and ‘flipping’ a ton of properties.

Sourcing FAQs
Property sourcing is where a local property expert researches, finds, inspects and negotiates a price for the behalf of another buyer. This is perfect for people who do not have the time or expertise to find property for themselves or for those who would like assistance.
Our property sourcing package includes the following:
- Free initial consultation call
- Notification via text or email of potential properties (PPs) matching your criteria.
- Up to 3 detailed, bespoke Property Information Packs (PIPs) on 3 properties that exactly match your criteria
- Viewings conducted by us on your behalf.
- Annotated, detailed floorplans including room sizes, boiler location, electrics
- Pictures, video and other media taken personally showing ‘warts and all’ (no reliance on estate agency photos)
- Detailed deal analysis including anticipates costs and expected rental income (if required) to ensure the numbers ‘stack’ for a good investment.
- Strengths, Weakness, Opportunities, Threats (SWOT) analysis so you can make an informed decision ‘at a glance’.
- Full-negotiation service with seller and/or agent where we endevour to get you the best price possible.
- Full-support throughout the buying process.
- Access to the details of specialist solicitors, mortgage brokers, surveyors and tradesmen we KNOW and TRUST.
No. This is a key difference and something for you to consider.
An estate agency ultimately works on the behalf of the seller. It is the seller that pays their administration fee to advertise the property and it is the seller who pays their final sale commission. The aim therefore of the estate agency is to get the highest price possible within the shortest possible time (they quicker it is sold – the quicker they get their commission).
This means the interests of the estate agency is with the seller, NOT you!
As your sourcing agent, we work in the interests of you (the buyer).
Yes. As existing landlords and property investors who network extensively and spend time talking to fellow property professionals, we do from time-to-time get access to properties that are not for public sale. These deals you would be unable to find anywhere else.
A Property Information Pack (PIP) is a detailed, custom made document that outlines a deal on a property tailored to your specific requirements. You are entitled to up to 3 PIPs per deposit cycle.

We do, of course, charge a fee for our services.
However, our fee is small when you take into account the size of your purchase.
Moreover, wherever and whenever possible (market conditions and property interest dependent!) we endeavour to negate our costs by getting you a great property at a great price.
We charge one, very-low initial deposit and a small percentage or flat fee (whichever is the lowest amount) payable between exchange and completion on the property.
There are absolutely no hidden charges or extras.
