Overview
At Lovellets Properties we understand that selling a property can be
both challenging and stressful. We offer existing landlords a credible
strategy to managing or restructuring their portfolio: providing them
a healthy return on their investment whilst freeing them of the responsibilities and day-to-day management of their property.
We will agree to manage the property on your behalf and provide a fixed, monthly income regardless of whether the property is occupied or vacant.
All tenancy and maintenance issues are handled by us and we take the upmost care and dedication from our 5 years’ experience in letting property to protect and improve the value of your investment.
At the start of the agreement, you also have the option to agree a Final Sale that secures a future buyer (us!) should you wish to sell in the future. As a bonus, we can provide a favourable discount to our normal Full Management Service fee.
full management service: How it Works
Our Full Management Service is fast. We would aim to get the lease agreement complete and management of the property from the investor to us to be done within 6-8 weeks, making this ideal for those looking for a fast solution to their portfolio problems.
The agreement is divided into three parts:
- A lease agreement: setting out the terms of the lease and the monthly income off amount.
- A purchase agreement: setting out the terms of the final purchase price and date if appropriate.
- An property-only Power of Attorney (POA) and an RX1 restriction at the Land Registry to provide legal protection to both parties should the worst happen.
