Alongside my wife Emma, our little company is the culmination of over 5
years being residential landlords and over 3 years of extensive property
training and hard work. The people we’ve met, the challenges we’ve
faced, the occasional ‘cock-up’ and lots of lessons learned along the way.

Since time immemorial, people have understood the value of owning the
earth beneath our feet. As the UK’s population continues to increase, the
demand for good quality land and housing is as constant as ever. Unlike
other forms of investing, property is not at risk of consumer appetite
decline, rarely suffers overnight fluctuations in value or management
decision errors. Land doesn’t go bust!

However, changes in government legislation and how people wish to live
means property investors need to be increasingly educated, informed and
professional. The days of buying an inexpensive house, slapping a tin of
paint on the inside and letting it out to the highest bidder are long gone.
Laws are tightening and tenants are increasingly picky where they wish to
live. You need to know what you are doing! Done wrong: the costs are
high. Done right: the rewards are great.

Whilst ‘stacking your numbers’ correctly and assessing your appetite to
risk is a crucial part of investing, property is at its heart a people business.
Your trade is the buying, managing and selling of people’s homes: places
they find comfort, raise children and make memories. Yet for the property
entrepreneurs it can be a lonely journey with often few employees,
interactions or meaningful networking opportunities. We want to change

We don’t profess to have all the answers. We are not wealth managers,
and this is not a mentorship programme. We will not tell you how, where

extra pair of eyes; your assistant and your friend. We will welcome you

From our home in Sheffield, we focus our investing along a North-to-South corridor either side of the M1 motorway: the cities of Sheffield and Derby and the surrounding towns of Rotherham, Barnsley and Chesterfield. These are excellent locations to invest and are associated with high rental yields, strong occupancy levels and enjoy the potential for stronger rental growth higher than those found in the South of the UK.

Sheffield is a brilliant city to invest in. A key component of the ‘Northern Powerhouse’, the former steel city has regenerated into a diverse, affluent economy with two universities and a strong manufacturing, media, and service sector. Its green spaces (Sheffield has more trees per populace than any city in the UK), affordable rents and cool vibe attracts and retains a large student and young professionals’ population. It also a haven for a large international, student population and a popular place for entrepreneurs and small business to thrive.

Meanwhile, Derby is the hidden investment gem of the Midlands. Understated and having lived in the shadow of neighbouring Birmingham and Nottingham for many years, Derby is now enjoying its time to shine. Derby is a base for many large engineering employers, a large hospital, a growing university campus and an improved transport network its attracting many UK and international workers to the area. Derby also enjoys the highest rent and home-ownership affordability rates of any city in the country (meaning there is amble room for capital appreciation and rental growth).

The rental sector of both cities command good prices and filling properties with quality tenants is not a problem; keeping voids low to non-existent and rents and yields for quality properties high.

As the prominence and rental prices in Sheffield and Derby rise, the satellite towns of Rotherham, Barnsley and Chesterfield offer huge opportunities for those looking to invest. House prices remain steady and young professionals looking for near-Sheffield and Peak District living without the price-tag are increasingly looking to move into these market towns. Chesterfield offers excellent rail and road connections to London, Leeds and beyond and within easy reach of the picturesque Peak District. Meanwhile, Rotherham and Barnsley, often overlooked, are enjoying a turn of fortunes with significant government and private investment.

Our services

We deliver three main services:  
  1. PARTNERSHIP PROJECTS  – The sourcing, refurbishment and sale of residential property with an aim of returning a significant profit for both partners. The investor is the funding partner and Lovellets Properties is the delivery partner.*
  2. FULL MANAGEMENT SERVICE – A quick-start lettings management service with an optional final sale agreement for existing landlords. Management and control of a property is undertaken by Lovellets Properties for a fixed monthly rental income and pre-agreed final-sale price.
  3. SOURCING: THE VIP GROUP – The sourcing of high-quality properties and professional community via our exclusive Member-Only VIP Group.

our Fees

  1. PARTNERSHIP PROJECT agreements involve the share of the profit equally (minus costs) on a 50/50 basis. Costs in the main include the buying cost, renovation costs, professional fees and other costs directly attributable to the cost of bringing the project to market.
  2. FULL MANAGEMENT SERVICE agreement is fee free. Every
    agreement is unique, based on the property’s market value, rental income and expenses. Contact us for further details.
  3. VIP GROUP MEMBERSHIP Access to the VIP Group is via an annual
    subscription fee; coupled with a reservation fee and percentage-calculated (%) commission payable to us per property.

Our professional team refurbishes and re-designs your property to the very highest standards at absolutely no cost to you.
